Building Design and Drafting

The experienced husband-and-wife team are here to help you add value to your existing house, or build a new one! This is achieved by excellent design, drafting, and management of the approval process for you.

We have the vision to create the design, and the drafting and documentation skills to finalise the plans. All three are needed to enable the construction of your home, a place where you can form cherished memories to last a lifetime.

Interior Design

One of our team has a Diploma in Interior Design with a natural flair for that work, adding a valuable dimension to our services.

Civil Design/Drafting

Another team member holds an Associate Diploma in Land and Engineering Survey Drafting, has years of experience working with Civil and Structural Engineers doing Civil Design/Drafting work including 3D civil design. We can offer those services on a contract basis.

Heritage Buildings

We have excellent consultants qualified in heritage work, so you can be assured that you will receive the best outcome for work on heritage buildings.

What is the Cost?

Because we don’t have the high overheads of larger businesses, Placez & Spacez have a very low hourly rate of $45 an hour. The costs of recent projects at our bronze level of service (see below) have been between $1800 for small alterations to an existing house, to $3400 for more extensive alterations or a new two storey four-bedroom home.

Bronze, Silver, or Gold?

You can choose between our bronze, silver, or gold level of service! The fees below do not include other professionals that are usually needed, such as a surveyor and structural engineer. On some projects, a landscape designer is needed.

Bronze (+$0)
Includes site visit, consultation, measurements of the affected space, engaging other consultants as needed, e.g. surveyor, engineer, and certifier. Includes creating the design for your approval, the full set of architectural plans ready for building certification, and lodging the documents. You pay the other consultants directly.
Silver (+$500)
Adds two 3D photorealistic colour renderings (artists impressions) of your choice, perhaps external and internal, of your new project.
Gold (+$1500)
Adds Interior Design, including the two 3D photorealistic renders

Choose the level of service to suit your needs; Gold, Silver, or Bronze

How Long Does it Take?

We would all love to get our plans within a few weeks, but the fact is that the process takes considerably longer. It will take a minimum of a month, and often even longer if other necessary consultants cause delays, or the design is changed.

After the plans are ready and lodged, then the Private Certifier can take 20 working days to process your application.
